Contractor replaced a section of our home, an addition that was 25 years old with a flat roof. We had ice dams and water leaking in the room below the flat roof. In the contract he was to remove and replace all rotten wood. None was removed. Now the ceiling is torn down and insulation removed in the room below… rotten wood is everywhere above. This is the same contractor, since discovering I haven’t heard back from him. I don’t know what to do.
Are they rotten and soft or just discolored? If its the latter its possible they look normal on top and the roofer had no way of knowing.
Agree with IslandRoofing. That decking doesn’t look rotten and delaminated (although it could be) so it could be fine.
