Southern California Flat roof estimates

Just wanted to get some thoughts…

I have a few contractors scheduled to come out and give me some estimates on replacing the flat roof section of my home.

Basic are: Approximately 8 squares of flat roof that need to be replaced (separated in two sections by an atrium) Current roofing is built up tar and gravel which appears to be the original. So only the one layer.

In talking with a few companies I’m getting ballpark figures of around $500/square for tearoff down to the decking and replacement. The two companies I’ve spoken to have suggested doing either a torch down modified bitumen or hot mop tar and gravel.

My question is: Does this seem like a reasonable per square cost or is this on the high side?

From reading the forum here this sounds like it’s on the higher side, but I don’t know if this is a regional thing.

Any help would be appreciated.

thats roughly the price here in BC up to 800

Yes thats a good price you may want to rethink it though and go with a pvc or epdm.Which will be lower in cost a good above board contractor has cost ie. insurance ,comp ect in there bids as well so go with a quality guy.

Another question:

The 2 contractors that I’ve met with so far (both roofing companies in business between 15-20 years) have told me that while they could do either PVC or EPDM they don’t recommend it, and that it’s not going to give me the same quality as a torch down or hotmop.

Both have said that if I went that route I’d probably be looking at between 5-10 years before I’d need to be replacing it again?

This seems contrary to what I’ve read both on this forum and other online sites. So I’m not sure what to make of this.

Is there really that big of a difference in the lifetime?

Or is it that both of these companies aren’t up to date with the newest technology and would prefer to stick with what they know.

Personaly I would go with torchon roofing.

Check out quality roofing for less if your in the san diego area: qualityroofingforless If not 500 is a starting ballpark. Cali is a little more expensive then where im at.

Sounds like they don’t really do single plys. They last just as long or longer than Modbit and especially bur.
